How will I ever find a property that still cash flows well, after deducting for vacancy rate, <em>and<\/em> repairs, <em>and<\/em> maintenance, <em>and<\/em> <a href=\"https:\/\/sparkrental.com\/understanding-capex-its-not-rocket-surgery\/\" target=\"_self\" rel=\"noopener\">CapEx<\/a>, <em>and<\/em> property management fees, <em>and<\/em> accounting fees, <em>and<\/em> gas and mileage, and every other expense you\u2019re warning us about?!\u201d<\/p>\n<p><strong>It\u2019s true: finding a good deal is harder than most new investors think, when they start their hunt.<\/strong> They\u2019re not strewn all over the MLS, just waiting for newbie investors to stumble across.<\/p>\n<p><strong>There are many ways to find good deals, but one oft-overlooked tactic is boosting returns to make an okay deal better.<\/strong> Start by asking a simple question: \u201cHow could I earn more money from this property?\u201d Glad you asked!<\/p>\n<p>\u00a0<\/p>\n<h2>11 Clever Ways to Earn Extra Money From Rental Properties<\/h2>\n<p>Here are 11 creative ways to earn extra money from rentals. Some work better for multifamily properties, others for single-family rentals, while some are expensive and others cheap and simple. But if you implement even one of these ideas to earn more money, you\u2019re a leg up on your dull, paint-by-numbers competition!<\/p>\n<p>\u00a0<\/p>\n<h3>1. Furnished (or Semi-Furnished) Rental Units<\/h3>\n<p>Katie and I lease our home semi-furnished, while we\u2019re traveling overseas. We keep whatever the renters don\u2019t want to use in the basement.<\/p>\n<p>Leasing furnished and semi-furnished properties is one of the surefire ways to earn extra money from rentals since you can then charge more for rent. <strong>Sure, there\u2019s a risk of damage to the furniture\u2026 which is the perfect justification for a larger security deposit!<\/strong> You\u2019re covered, and the renters get their money back as long as they take good care of your belongings.<\/p>\n<p>The great thing about leasing furnished rental units is you don\u2019t need to buy new furniture. With that said, many below-ground spaces remain consistently cool year-round. <strong>When you advertise, emphasize the stability in climate if you can.<\/strong><\/p>\n<p>The best thing about leasing storage space? It doesn\u2019t come with any of the normal headaches of leasing residential units. No wear and tear. No residential regulations, requiring months of fighting to recover your space if the renters stop paying. <strong>It\u2019s arguably the most straightforward way\u00a0to earn extra money from rentals: you pay me, and you can use my real estate.<\/strong> The end.<\/p>\n<p>\u00a0<\/p>\n<h3>5. Snowball Your Profits into More Rental Properties<\/h3>\n<p><strong>The truth is, building a real estate empire starts with making the most of that first rental property.<\/strong> Successful rental property owners take the cash flow from their initial investment and pour it right back into acquiring more properties.<\/p>\n<p>The result is a snowball effect of growing monthly income. Also, experienced investors know that rental income is the perfect fuel to keep expanding their property portfolio\u2014as the cycle gains momentum, each new property adds to the investment pot.<\/p>\n<p>Another option is to tap into a home equity line of credit (HELOC). <strong>This provides extra equity that can be funneled back into sprucing up existing rentals or grabbing more properties off the market.<\/strong><\/p>\n<p>\u00a0<\/p>\n<h3>6. Rent Out Parking<\/h3>\n<p>Matt Nagy, wholesaler extraordinaire and owner of <a href=\"https:\/\/homes4income.com\/\" target=\"_blank\" rel=\"noopener\">Homes4Income.com<\/a>, doubles his annual income from a rental property in Plant City, Florida. How? <strong>By offering extra parking for ten days a year, on the lawn of his property.<\/strong><\/p>\n<p>\u201cThe Strawberry Festival brings in over 500,000 patrons annually and parking is always at a premium. During the ten days of the festival, we bring in over $7,000 (cash) additional income from selling parking spaces on the lawn of the property.\u201d<\/p>\n<p>Wouldn\u2019t the tenant object to this sudden influx of strangers\u2019 cars all over their lawn? \u201cWe offer the tenant a free month of rent and a cut of the proceeds that are collected. It\u2019s a win\/win for us and the tenant!\u201d\u00a0<\/p>\n<p><strong>But you don\u2019t need a major festival down the street from your property to earn money on parking.<\/strong> Does your property have multiple parking spots? Try including one with the rental unit, and renting the other(s) for a monthly fee, either to your renters or the public.<\/p>\n<p><strong>Don\u2019t have parking? Maybe you could add it \u2013 how much would it cost to add a parking pad or parking lot? As long as it\u2019s a feasible way to earn extra money from rentals, go for it!\u00a0<\/strong><\/p>\n<p>Like Matt, get creative! Find a way to make it work.<\/p>\n<p>\u00a0<\/p>\n<h3>7. Implement Smart Flexible Pricing<\/h3>\n<p>The most important aspect of this strategy lies in looking deep into market data, keeping an eye on seasons, local happenings, and what the competition is charging.<\/p>\n<p><strong>You can take advantage of peak times like holidays or big local events to increase your rates and cash in on the booking rush.<\/strong><\/p>\n<p>On the flip side, you should not be afraid to lower your prices during slower periods to keep those occupancy rates healthy.<\/p>\n<p>\u00a0<\/p>\n<h3>8. Sell Electricity to Your Renters and\/or The Grid<\/h3>\n<p><strong>Solar panels get cheaper every year. Perhaps even better, they get more efficient and attractive every year.<\/strong><\/p>\n<p>\u00a0<\/p>\n<div class=\"wp-caption alignleft\">\n<p class=\"wp-caption-text\">That\u2019s a Tesla solar roof!<\/p>\n<\/div>\n<p>\u00a0<\/p>\n<p>Look no further than Tesla\u2019s solar roofs, that look like slate or terra cotta roof tiles (see the photo to the left).<\/p>\n<p>You can effectively become the power utility for your renters, producing electricity for them and charging them for usage. Jeff Neal grows and drop-ships crickets through his website at <a href=\"https:\/\/www.thecritterdepot.com\/\" target=\"_blank\" rel=\"noopener\">TheCritterDepot.com<\/a>. Yes, he sells and ships them alive. He keeps them in his shed.<\/p>\n<p><strong>The business does about $2,500 in monthly revenue, of which roughly $700 is profit, and it takes him about ten hours\/week.<\/strong><\/p>\n<p>\u201cI worked for an ecommerce company before, and was still very interested in starting my own niche drop ship company. And after some research, it was apparent that crickets were the only solution.<\/p>\n<p>\u201cIt just goes to show that there\u2019s a niche for everything, right?\u201d<\/p>\n<p>\u00a0<\/p>\n<h3>11.
