Is one of you putting up more money than the other? <strong>Putting in more labor\u00a0<span>to line up an\u00a0<a href=\"https:\/\/sparkrental.com\/investment-property-loans\/\" target=\"_self\" rel=\"noopener\">investment property loan<\/a>, manage contractors, and oversee<\/span>\u00a0property managers or tenants?<\/strong> What happens if an expensive repair comes up and you need to invest more capital in the deal?<\/p>\n<p>Will you own the property under your name or create an LLC to own the property? <strong>If the latter, who\u2019s drafting the operating agreement, and what are the terms? It can quickly get complicated, and you need deep trust with your partners.<strong> It gets even more complex when multiple partners own a single property.<\/strong><\/p>\n<p><strong>Still, partnering on deals is a great way to learn real estate investing, make new contacts with service providers, reduce your <a href=\"https:\/\/sparkrental.com\/minimum-down-payment-for-an-investment-property\/\" target=\"_self\" rel=\"noopener\">down payment on investment property<\/a>, and divide labor and headaches.<\/strong><\/p>\n<p>If you want to take on those headaches at all, that is.<\/p>\n<p>\u00a0<\/p>\n<h3>Fractional Shares in Rental Properties (Crowdfunding)<\/h3>\n<p><strong>Several <a href=\"https:\/\/sparkrental.com\/real-estate-crowdfunding-investments\/\" target=\"_self\" rel=\"noopener\">real estate crowdfunding platforms<\/a> have arisen over the last five years to make buying fractional shares in rental properties easy.<\/strong><\/p>\n<p>The most famous is <a href=\"https:\/\/sparkrental.com\/arrived\" target=\"_self\" rel=\"noopener\">Arrived<\/a>, which lets you buy shares in long-term or short-term rental properties. <strong>You can buy shares for $100 apiece and become a fractional property owner entitled to rental income and profits upon sale.<\/strong> Arrived typically holds properties for 5-7 years.<\/p>\n<p><strong>Don\u2019t want to wait that long? Try <a href=\"https:\/\/sparkrental.com\/ark7\" target=\"_self\" rel=\"noopener\">Ark7<\/a> or <a href=\"https:\/\/sparkrental.com\/lofty\" target=\"_self\" rel=\"noopener\">Lofty<\/a>, which offer a secondary marketplace for buying and selling shares.<\/strong> That means you can sell your ownership at any time, based on whatever buyers are willing to pay for shares (just like the stock market).<strong>\u00a0<span>If you want, you can hold these as\u00a0<a href=\"https:\/\/sparkrental.com\/best-short-term-investments\/\" target=\"_self\" rel=\"noopener\">short-term real estate investments<\/a> \u2014 a rare option<\/span>.<\/strong> Shares of rental properties start at $20 on Ark7 and $50 on Lofty. All of them allow non-accredited investors.<\/p>\n<p>Depending on the platform, you receive passive income distributions monthly or quarterly. <strong>Best of all, you don\u2019t have to field 3 AM phone calls from tenants complaining about how they clogged the toilet again.<\/strong> Or hassle with lenders, title companies, contractors, inspectors, or property management companies, for that matter.<\/p>\n<p>\u00a0<\/p>\n<h3>Fractional Shares in Commercial Properties (Syndications)<\/h3>\n<p><strong>Just as you can buy fractional ownership in single-family rentals, you can also buy shares in multifamily apartment buildings.<\/strong> Or office buildings, industrial properties, self-storage facilities, mobile home parks, agricultural properties, you name it.<\/p>\n<p>These properties cost a lot more than single-family homes, of course. <strong>The downside is that the minimum investment is much higher: typically $50,000 or more, unless you invest through a <a href=\"https:\/\/sparkrental.com\/coinvesting\/\" target=\"_self\" rel=\"noopener\">real estate investing club<\/a> like ours (cough cough), in which case the minimum investment drops to $5,000.<\/strong><\/p>\n<p>Why do people invest so much more in fraction ownership of these properties?<\/p>\n<p><strong>The returns are often\u00a0<em>much<\/em>\u00a0higher.<\/strong> Most of the syndicators we\u2019ve invested with have delivered an average annual return between 20% and 70%, far higher than the <a href=\"https:\/\/sparkrental.com\/historical-stock-market-return\/\" target=\"_self\" rel=\"noopener\">average historical stock return<\/a> of 10%.<\/p>\n<p><strong>Like fractional ownership in rental properties, these <a href=\"https:\/\/sparkrental.com\/what-is-a-real-estate-syndication\/\" target=\"_self\" rel=\"noopener\">real estate syndications<\/a> are entirely passive.<\/strong> You write a check, and the syndicator does the rest.<\/p>\n<p>You also get virtually the same tax benefits as if you were a partial owner of a rental property. <strong>It is better\u00a0because you can take advantage of accelerated <a href=\"https:\/\/sparkrental.com\/how-is-rental-property-depreciation-calculated\/\" target=\"_self\" rel=\"noopener\">property depreciation<\/a>.<\/strong> That means you often show a loss on your tax return, even as you collect real income in your monthly bank account.<\/p>\n<p>Intrigued? <strong>Take our free class on <a href=\"https:\/\/sparkrental.com\/free-class-passive-real-estate-syndications\/\" target=\"_self\" rel=\"noopener\">passive investing in real estate syndications<\/a>.<\/strong><\/p>\n<p>\u00a0<\/p>\n<h3>Private Funds Owning Many Properties<\/h3>\n<p>Some real estate syndications own multiple properties as a fund.<strong> When you buy in, you become a fractional owner in all of those properties.<\/strong><\/p>\n<p>In fact, many real estate crowdfunding platforms work similarly. <strong>You buy shares in a private fund or REIT (real estate investment trust) and gain an equity interest in all properties owned by that fund. Examples include <a href=\"https:\/\/sparkrental.com\/fundrise\/\" target=\"_self\" rel=\"noopener\">Fundrise<\/a>, <a href=\"https:\/\/sparkrental.com\/streitwise\/\" target=\"_self\" rel=\"noopener\">Streitwise<\/a>, and <a href=\"https:\/\/sparkrental.com\/yieldstreet\/\" target=\"_self\" rel=\"noopener\">Yieldstreet<\/a>.<\/strong><\/p>\n<p>You still collect monthly or quarterly distributions on rental income and get a hefty payout when the fund sells properties. <strong>Alternatively, funds might reinvest the proceeds from a sale into bigger and better properties, thereby increasing the value of fund shares.<\/strong><\/p>\n<p>Private funds like these offer a simple, hands-off way to diversify your portfolio to include many properties.<\/p>\n<p>\u00a0<\/p>\n<h3>Public REITs<\/h3>\n<p>Lastly, publicly traded REITs are worth mentioning. <strong>You\u2019re probably already familiar with them, so we won\u2019t dwell on them long, but they offer another option for fractional investing in properties.<\/strong><\/p>\n<p>These companies own either properties or loans secured by real property. <strong>By buying shares in the company, you thereby acquire indirect ownership in the properties (or secured debts), too.<\/strong><\/p>\n<p>On the plus side, you can invest with little cash \u2014 the cost of a single REIT share price<strong>. That\u2019s often as little as $10-20. You can also sell your shares anytime, making them a rare real estate investment with full liquidity.<\/strong><\/p>\n<p>That liquidity comes with a downside, though. Even syndications require far less than the down payment on a rental property if you invest through a real estate investment club like ours.<br \/>\n<strong>Easy diversification<\/strong>: When investing smaller amounts of money per property, you can buy ownership interests in more properties. If you own a property directly, it costs months and thousands of dollars to sell a property.<\/p>\n<p>\u00a0<\/p>\n<h2>Cons of Fractional Ownership in Real Estate<\/h2>\n<p><strong>No investment strategy is perfect.<\/strong> If it were, everyone and their mother would invest in it, and the returns would tank.<\/p>\n<p>Make sure you understand these downsides to fractional real estate investing in addition to the perks:<\/p>\n<p><strong>Less (or no) control<\/strong>: Passive investing means you no longer get a say in managing properties. Even if you buy properties directly with a partner, you still need to make decisions as a team.<br \/>\n<strong>Possible fees<\/strong>: The person managing the investment might charge for their efforts. Get crystal clear on the fee structure before investing fractionally in real estate.<br \/>\n<strong>Possible lack of liquidity<\/strong>: Some fractional real estate investments have terrible liquidity. You may not have any option to sell early, and even if you do, you may get hit with an early redemption fee for the privilege.<\/p>\n<p>\u00a0<\/p>\n<h2>Fractional Ownership vs. Timeshares<\/h2>\n<p>When you buy a timeshare, you buy the <em>right to use a property<\/em> for a certain amount of time each year<strong>. Why? <\/span>Because it makes everything clearer \u2013 from who owes what for maintenance to how decisions get made. <span>Plus, it gives you that sweet liability protection if something goes wrong (and in real estate, something always goes wrong eventually).<\/span><\/p>\n<p>There\u2019s a tax benefit most people miss: when you own fractional shares through platforms like Arrived or Ark7, you still get real estate tax perks.<span> It can be depreciation deductions, write-offs for property expenses, and a lower long-term capital gains rate when you sell.<\/span><\/p>\n<p><span>Even better \u2013 some syndication deals use accelerated depreciation strategies that let you show paper losses while your bank account grows.<\/span><\/p>\n<p><span><\/span><\/p>\n<p><span><\/span><\/p>\n<h2>Exit Strategies<\/h2>\n<p><span>Remember how I mentioned that Ark7 and Lofty have secondary marketplaces? That\u2019s huge. <\/span>Traditional fractional ownership can be like Hotel California \u2013 you can check out anytime, but you might never leave.<span> Like stocks, these newer platforms let you sell your shares whenever you want.\u00a0<\/span><\/p>\n<p><span>However, if you\u2019re going the direct partnership route, like buying a duplex with your cousin, you need a \u201cbuy-sell agreement.\u201d<\/span> This spells out exactly what happens if one owner wants out.<\/p>\n<p><span>For example, you might give other owners first dibs at a pre-agreed price formula.
